How this estimate works
NOI subtracts vacancy and operating expenses, including property tax and insurance, before principal and interest. Capital reserves are deducted from cash flow, not NOI. Gross-rent DSCR divides scheduled rent by principal, interest, taxes, insurance, and HOA; NOI coverage divides NOI by principal and interest. Lenders use different definitions and eligibility rules. Cash-on-cash return uses the down payment, closing costs, and improvements; excludes appreciation and income taxes.
