How much house can I comfortably afford?

Approval is a lending decision. Comfort is a household decision. A durable home-buying budget accounts for the complete monthly cost, the cash required at closing, and the savings left afterward.

Start with the payment you want to live with

The complete housing payment may include principal, interest, property taxes, homeowners insurance, mortgage insurance, homeowners association dues, and special assessments. Utilities and routine maintenance sit outside the mortgage payment but still affect the household budget.

Work backward from a payment that leaves room for savings, repairs, travel, childcare, debt reduction, and the other priorities that matter to you.

Cash to close is more than the down payment

Buyers may also need funds for lender and settlement charges, prepaid interest, an initial escrow deposit, inspections, appraisal, moving, and immediate repairs or furnishings. Credits from a seller or lender can reduce some eligible costs, but they may change the economics of the offer.

  • Inspection, appraisal, moving, and early ownership expenses
  • Emergency savings and post-closing reserves

Stress-test the budget

Model more than one interest rate and property-tax assumption. Consider how the payment changes if insurance costs rise, an adjustable rate resets, or mortgage insurance remains longer than expected.

For an older property or one with deferred maintenance, use a larger repair reserve. For a condominium or planned community, review association financials and possible assessments.

Approval ratios are guardrails, not spending goals

A lender evaluates income, existing debts, assets, credit, and program rules. That process can produce a maximum eligible loan amount, but it cannot measure every household expense or future goal.

Choose a target price range only after comparing the complete payment and cash requirement with your own budget. Keeping a margin can make ownership more resilient when expenses change.
